What is the jeonse–wolse conversion rate?

A Korean lease can be jeonse (a large lump-sum deposit with no monthly rent) or wolse (a smaller deposit plus monthly rent). The conversion rate is the annual percentage used to move between them. By law (Housing Lease Protection Act Art. 7-2), the cap is the lower of 10% per year or the Bank of Korea base rate plus 2%. As of August 2026 the base rate is 2.75%, so the statutory conversion rate is 4.75%. This tool defaults to 4.75% but lets you enter whatever rate you and the landlord actually agree on.

Jeonse → Wolse (deposit to monthly rent)

First decide how much of the deposit stays as a deposit. The amount you convert is the jeonse deposit minus the deposit you keep. Monthly rent = (jeonse deposit − kept deposit) × rate ÷ 12. Example: from a 300,000,000 KRW jeonse, keep 200,000,000 and convert 100,000,000 at 4.75% → 4,750,000 per year ÷ 12 ≈ 395,833 KRW per month. At 5.5% the same amount becomes about 458,333 KRW. Keeping a larger deposit lowers the monthly rent.

Wolse → Jeonse (monthly rent to deposit)

To express monthly rent as a lump-sum deposit, use: jeonse-equivalent = monthly rent × 12 ÷ rate + existing deposit. Example: a lease with a 100,000,000 KRW deposit and 500,000 KRW monthly rent at 5.5% → 6,000,000 ÷ 0.055 ≈ 109,090,909, plus the 100,000,000 deposit ≈ 209,090,909 KRW. A lower rate turns the same rent into a larger deposit. Results are reference estimates; real contracts vary by region and negotiation.
